New property value notices for Summit County owners will be mailed starting on July 20, since the 2026 reappraisal by the Summit County Fiscal Officer is complete.
All of Summit County’s approximately 262,000 parcels are required by the state to be reviewed and evaluated every six years by county appraisers, with each parcel’s value set at market value for tax year 2026, according to a press release from Summit County Fiscal Officer Kristen Scalise.
Since taxes are paid one year in arrears, any change in value from the 2026 reappraisal will be reflected on tax bills mailed in January 2027.
To determine fair and accurate real property values, the release said, county appraisers divide residential properties into appraisal “neighborhoods,” where the parcels share common characteristics and are affected by similar influences.
Next, appraisers analyze sales ratio reports — those measure market trends and valuation accuracy by comparing actual property sale prices to either their listed asking prices or their officially assessed tax values — from 2025 to determine where values are in relation to sales prices from the year immediately prior to the reappraisal year.
Property values are then adjusted within each neighborhood to ensure they reflect current market levels as of Jan. 1, 2026, the effective date of the reappraisal.
